With the integration of its group subsidiaries, Mitsui Fudosan Realty Co., Ltd., re-launched itself in April 2012 and embarked on a new chapter in its role as a real estate marketing company by focusing on real estate brokerage and parking lot operations as its core businesses. It was encouraging to note some bright spots beginning to appear in the Japanese economy last fiscal year after a long period of economic stagnation, which also proved favorable for our businesses. By committing ourselves to ensuring that this fiscal year becomes our second consecutive year of growing corporate success, our prime objective is to consolidate the very foundations of our organization during the year ahead.

Japan has entered an era of population decline as our society and economy mature at an accelerated pace. Yet the values and needs of our customers are increasingly diversifying, and in tune with this, there is growing appreciation of the wide range of options available in housing as well, including buying new or previously owned homes and remodeling existing properties. The government’s housing policies have also significantly changed direction, veering away from the flow of new developments and towards the stock of existing houses. As such, we expect further expansion of the existing housing market to become the focus of our Rehouse, or Sumikae home relocation business area. Rather than simply waiting for market developments, Mitsui Fudosan Realty Co., Ltd., considers it crucial to constantly maintain a proactive stance and sense of urgency in reviewing the essential determinants in responding to our customers’ diversifying needs and providing safety and security to existing housing transactions to maintain our strong growth. Also noteworthy is that non-residential real estate market growth is dependent on effective corporate real estate utilization as well as expanding securitization and investment demand. The booming East Asian region is one source of this upturn in investment demand. We intend to stay one step ahead and exploit the opportunities this trend offers while continuing to seize additional business opportunities.
Another core business area is our parking lot operations and we are growing our Repark brand to meet the huge needs of both corporate and private customers by energetically implementing effective asset utilization strategies which can provide them with revenue stability. We see this as a growing business in urban areas where demand is particularly robust and will channel substantial efforts towards boosting the number of cars we can accommodate even further by improving the quality of our parking lots and raising the standard of our services. Our parking lot operations also provide a major contribution to social infrastructure by reducing on-street parking and enhancing road safety, helping to create cities which are safe and secure. As Mitsui Fudosan Realty Co., Ltd., assumes a high degree of social responsibility in its business operations, our corporate goal is to establish parking lots which are both urban and eco-friendly. We are marshalling our resources towards reducing CO2 emissions by installing LED lighting and utilizing solar power generation from solar panels in our parking lots. In addition, we have begun to demonstrate a real commitment to car-sharing services, now drawing attention as a new form of transport infrastructure, through the utilization of our parking lot operations.
Today, Mitsui Fudosan Realty Co., Ltd., remains dedicated to consolidating and promoting the guiding Customer First corporate philosophy we have embodied since our establishment.
